Council Approvals - Which one do I need?
There are 3 main types of Council Approval that relate to the Additions and Renovations that are carried out by Ausiports. There are many factors that determine which type of approval would be required for your proposed addition. In most cases the Ausiports Design Consultant will be able to advise which type of approval would be required for your project but ultimately the final decision lies with your local Council.
The 3 main types of Council Approvals are:
Exempt Development
Complying Development Application
Development Application
Exempt Development:
Smaller projects that meet all of the conditions of an Exempt Development such as overall size, post height, positioning on the block and distance from the boundaries may be deemed as exempt from requiring formal development consent. Structures such as Garden Sheds, Small Awnings and Carports may be eligible for Exempt Development. Exempt Development does not apply in Bushfire Prone Areas.
Complying Development:
If the proposed structure is not eligible for Exempt Development then the next option is a Complying Development. Again the proposed structure must comply with specific conditions relating to overall size, post height, positioning on the block, distance from the boundaries and Bushfire Zoning. Structures such as Awnings, Carports, Pergolas and Decks may be eligible for Complying Development. Rooms and Enclosures are not eligible for Complying Development.
Development Application:
Most Larger Projects, Rooms, Enclosures, Non-Ground Floor Installations and Projects in Bushfire Prone Areas will all require a full Development Application. The Councils require far more information to assist in the assessment and approval process and the process takes a lot longer. Depending on the type of addition proposed, neighbours may be notified and given the opportunity to comment and or object to the proposed development. Due to the nature of the Development Application, there are no guarantees that the proposed addition will be approved or it may be approved with conditions or alterations imposed on the proposed addition.
As part of the Service Package offered by Ausiports, all Applications, Inspections, Plan Drawing and dealings with Council and other Certifying Bodies will be handled by Ausiports on your behalf.
