• Ausiports design all structures to comply with the engineering /performance requirements for your specific location (Design Wind Speed) and are happy to show how these figures were obtained. In essence these figures relate to the required structural performance of the awning. Generally speaking, the higher the wind speed compliance figure, the stronger the awning is required to be. It's always good to ask what wind speed the awnings being quoted are engineered to achieve. This will ensure your peace of mind on those wild and windy nights.

• Roof construction is very important. • The backbone of any structure is the supporting beam. All Ausiports beams are manufactured from either Hi-Tensile, Colorbond Steel or Architectural Grade Extruded Aluminium. Ausiports offer beams from 75 to 200mm, in varying weights and profiles, engineered for longer spans and high performance. Stronger smarter components equal a better, stronger, longer lasting structure.

This is a question asked very regularly and one that is open to much debate.

On a traditional residential building block, Councils have rules and regulations that control the positioning of buildings and structures on the building block. The regulations that relate most directly to the positioning of carports in front yards is Development Control Plan No.99 (DCP 99).

Having said this, any proposed structure must also meet the specific positioning criteria relating to side and rear boundaries as well.

DCP No. 99 deals with building lines or more simply where you can put things on your block in relation to the front boundary. The following information is taken from the Wyong Council website but relates in general terms to Gosford and Lake Macquarie Councils as well. For specific council information refer the Council Website Links in our Links area.

Why have Building Lines?

Building lines form an important element of building and urban design. The siting of buildings

relative to each other, the public domain and natural features affect issues of health (solar

access, ventilation), safety, privacy, noise amelioration, views, streetscape, provision of

services, retention of vegetation and protection of sensitive areas such as wetlands and lake

foreshores.

General Objectives for Building Lines

To ensure that new development:

• is functional and attractive;

• is designed in accordance with the principles of ecological sustainability;

• relates to its setting and prevailing environmental conditions;

• contributes positively to the quality and character of its locality; and

• takes account of the impact on adjoining and nearby development.

Measurement of Building Lines

Building lines are measured as the shortest distance from the boundary of a site to the wall

of a building. This is a perpendicular measurement from a straight boundary, and in the

case of a curved boundary it is measured perpendicular to the tangent point of the arc. In

the case of a dwelling house, building lines from the street boundary are measured to the

front wall of the dwelling (including balconies, verandas, patios, steps and the like).

Special Provisions at Intersections

Preservation of “Sight Lines”:

No building is to be erected within the triangle defined by drawing a line through

points on the property boundaries, 12 metres on the principle street frontage, and

6 metres on the secondary (or terminating) street frontage, in order to maintain the available sight distance for drivers at the intersection;

Planting within this area shall be limited to sparsely spread advanced trees with clear trunks and no foliage until 2 metres above ground, or alternatively groundcover foliage or shrubs with a maximum height of 1 metre;

Driveways for corner lots at non-signalised intersections are to be set back a minimum of 6 metres from the tangent point of the kerb return, as shown below in Figure 3.

Driveways for corner lots at signalised intersections are to be generally set further

back to beyond the influence of queue lengths or are required to be serviced by alternate means, e.g. an access handle or right of carriageway from an another street.

Driveways for corner lots adjacent to roundabouts or channelled intersections are

to be generally clear of the intersection islands and pavement marking unless the intersection can be safely designed to accommodate access to the lots. Alternatively an access handle or right of carriageway from another street may be provided.

Special requirements apply to driveway locations, fencing and plantings in relation

to sites adjacent to roundabouts. Required sight lines are determined relating to the roundabout geometry and the design speeds of the adjacent roads. Enquiries should be made with Council’s Customer Service Centre in relation to these sites prior to the determination of:

• the proposed location of driveways to avoid the splitter islands, etc;

• the siting of buildings;

• the selection of fencing height and materials; and

• the selection of plant species.

SELECTION PROCEDURE

To identify a Rationalised Gust Wind Speed for a proposeddatasheet-15-1
building site, there are four variables you must fi rst identify.
They are Region (fi gure 1), Terrain Category, Shielding
Factor and Topographic Classifi cation. The Rationalised
Gust Wind Speed can then determined using table 2.
If the wind classifi cation (as defi ned in AS4055-1992) is
known, the gust wind speed can be taken from table 1.
*This is an approximate method for estimating wind speeds
for residential structures only. For full analysis refer to
Australian Standard AS/NZS1170.2:2002.

TERRAIN CATEGORYdatasheet-15-4

The wind speed at a structure is infl uenced by the terrain
it fl ows over as it approaches the structure. The terrain
category classifi cations can be described as follows:

Category 1
Exposed open terrain with few or no obstructions. This
condition is rare and exists only for isolated buildings in
fl at, treeless, poorly grassed plains of at least 10km width.

Category 2
Open terrain, grassland with few well scattered obstructions
having heights generally from 1.5 metres to 10.0 metres.

Category 2.5
Terrain with few trees and isolated obstructions. This is an
intermediate classifi cation between Category 2 and 3.

Category 3
Terrain with numerous closely spaced obstructions such as
areas of suburban housing. (3.0 metres to 5.0 metres high)

TOPOGRAPHIC EFFECTdatasheet-15-5

The Equivalent Maximum Surface Slope is the slope of the
steepest 20 metre segment of ground directly downhill from
the proposed building site on the hill, ridge or escarpment
being considered. Often The Equivalent Maximum Surface
Slope will not occur at the actual proposed building site.
In steeply folded topography, the Equivalent Maximum
Surface Slope shall be the direction giving the highest
topographical classifi cation.

Topographic classifi cation T1 shall apply to all hills, ridges
and escarpments if the hills are less than 25 metres high for
Terrain Category 3, 20 metres for Category 2.5, 15 metres
for Category 2 or if the surface inclination is less than 1 in 10.

SHIELDING FACTOR

Shielding classifi cation is required because the wind speeddatasheet-15-6
at a structure is infl uenced by any upwind obstructions of
similar size to the structure that are close to the building.
The three shielding classifi cations are defi ned as follows:

FS - Represents Full Shielding
Full Shielding is where at least two rows of houses or similar
sized permanent obstructions surround the building being
considered. In regions A and B, heavily vegetated areas can
provide Full Shielding. The application of Full Shielding is
considered appropriate for typical suburban development,
equal to or greater than 10 houses and/or similar sized
obstructions per hectare.

PS - Represents Partial Shielding
Partial Shielding applies to intermediate situations where
there are at least 2.5 houses, trees, or sheds per hectare
upwind of the structure. e.g. Typical “acreage” type suburban
development or wooded parklands.

NS - Represents No Shielding
No Shielding occurs where there are no (or less than 2.5
obstructions per hectare) permanent obstructions upwind.
e.g. The fi rst two rows of houses or single houses abutting
open water, airfi elds and open parklands.

Wind speeds have been determined using the following factors, in accordance with AS1170.2-2002. 500 year design return period and a maximum ten metre structure height.

Note: Wind speeds have been reduced by a factor of 1.5 from ultimate limit state to give permissible wind gust as is commonly used.

The method used for calculating the design gust wind speeds has been developed by Stratco with the assistance of suitably qualifi ed engineers in order to comply with the requirements of AS1170.2-2002.

Stratco does not accept liability for any loss or damage suff ered as a result of any errors in the interpretation or application of this design guide. Any person wishing to check any calculations made by them pursuant to this method may wish to seek independent engineering advice.

Council Approvals - Which one do I need?

There are 3 main types of Council Approval that relate to the Additions and Renovations that are carried out by Ausiports. There are many factors that determine which type of approval would be required for your proposed addition. In most cases the Ausiports Design Consultant will be able to advise which type of approval would be required for your project but ultimately the final decision lies with your local Council.

The 3 main types of Council Approvals are:

Exempt Development
Complying Development Application
Development Application

Exempt Development:
Smaller projects that meet all of the conditions of an Exempt Development such as overall size, post height, positioning on the block and distance from the boundaries may be deemed as exempt from requiring formal development consent. Structures such as Garden Sheds, Small Awnings and Carports may be eligible for Exempt Development. Exempt Development does not apply in Bushfire Prone Areas.

Complying Development:
If the proposed structure is not eligible for Exempt Development then the next option is a Complying Development. Again the proposed structure must comply with specific conditions relating to overall size, post height, positioning on the block, distance from the boundaries and Bushfire Zoning. Structures such as Awnings, Carports, Pergolas and Decks may be eligible for Complying Development. Rooms and Enclosures are not eligible for Complying Development.

Development Application:
Most Larger Projects, Rooms, Enclosures, Non-Ground Floor Installations and Projects in Bushfire Prone Areas will all require a full Development Application. The Councils require far more information to assist in the assessment and approval process and the process takes a lot longer. Depending on the type of addition proposed, neighbours may be notified and given the opportunity to comment and or object to the proposed development. Due to the nature of the Development Application, there are no guarantees that the proposed addition will be approved or it may be approved with conditions or alterations imposed on the proposed addition.


As part of the Service Package offered by Ausiports, all Applications, Inspections, Plan Drawing and dealings with Council and other Certifying Bodies will be handled by Ausiports on your behalf.

What is the process or sequence of events that my renovation or installation will follow?

Or put more simply.... What happens next?

1. Initial contact can be made by phone, fax, email or in person. A date and time will be set for an Ausiports Design Consultant to meet with you in your home to discuss your needs and to offer advice and provide the various options that would suit your specific requirements. During this meeting the consultant will take measurements and photographs of the area of your home where the proposed addition will be located.

2. Quotation Presentation. Depending on the extent of the work to be quoted, our Consultant may provide a written quotation to you at the first meeting or they may need to go away to prepare the drawings and quotation paperwork for presentation at a later date. Quotation preparation usually takes around 7 to 10 days but this can vary. Ausiports will always provide a full, written quotation outlining the work to be completed and clearly stating a quoted price and containing our standard conditions of quotation.

3. Contract Signing / Go Ahead. Once you have decided to proceed, contracts will need to be signed. This can be done at either of the Ausiports locations or the Design Consultant can call back out to your home if that is more convenient. Ausiports have a Contract Signing Checklist that should be referred to before signing the contract. This checklist outlines the documents that will be required by Ausiports, Councils and Certifiers as the project progresses. It saves time if all of the required documents are on hand at the time of contract signing

4. A deposit is required to be paid as part of the conditions of contract. The amount of the deposit and the timing of the payment of the deposit is governed by NSW Fair Trading and is as follows:

For contracts with a value of less than $20,000.00 Including G.S.T.

Deposit 10% - Payable on day of contract signing

For contracts with a value of more than $20,000.00 Including G.S.T.

Deposit 10% - Payable on expiry of 5 day cooling off period

Cooling Off Period – If the contract price is in excess of $20,000.00 you have the right to cancel the contract within a period of 5 business days from the date of signing the contract. During this period a Home Warranty Insurance policy will be arranged on your behalf and a certificate of the insurance will be sent to you. No deposit is payable before the expiry of this 5 day cooling off period.

Deposits can be paid via any of the methods outlined in the Ausiports Payment Terms document.

5. Approval Applications. If the proposed addition requires Council Approval, Plans will be drawn and applications to the relevant Certifying Body/s (Council, Mine Subsidence Board, Private Certifier etc.) will be lodged. Processing times for individual Councils vary and notification of approval generally takes between 4 to 8 weeks. During this time, a site inspection by the Certifying Body may be made to assess the suitability of the site for the proposed addition.

6. Check Measurement. Once Council approval has been received a Construction Certificate will be issued for your project. This is the green light to move toward construction commencing. Ausiports will make an appointment to revisit your home to check measure the project for order and construction document preparation. This check measure can take anywhere from a few minutes to a few hours depending on what is being built.

7. Materials Ordering. All materials required for your project will be ordered

8. Once the materials have been received for your project, Ausiports will call to book a date for the installation to begin.

9. Delivery of materials to site will take place on the day of, or the day before construction begins. At this point your contract calls for a Progress Payment to be made. This payment can be given to the Ausiports delivery driver or made via any of the methods outlined in the Ausiports Payment Terms document.

10. Construction commences and progresses through until completion.

11. Once your addition has been completed your contract calls for the Final Payment to be made. This payment can be given to the Ausiports Installer or made via any of the methods outlined in the Ausiports Payment Terms document on the day of completion.

12. The final part of the project is the Application to the Certifying Body for your Occupation Certificate. This certificate states that the project is complete and that the addition is ready for use. Once final payment has been received by Ausiports, the application for the Occupation Certificate will be sent to the relevant Certifying Body, they will conduct a final inspection then mail the Occupation Certificate to you. This certificate should be filed with the rest of the documentation relating to your new addition.
Payments can be made via Cash, Personal or Bank Cheques and Electronic Funds Transfer (E.F.T) to the account details shown below. Payments can be made via Select Credit Cards (Visa or Mastercard only) in person or by telephone.

Schedule

Cooling Off Period – If the contract price is in excess of $20,000.00 you have the right to cancel the contract within a period of 5 business days from the date of signing the contract. No deposit is payable before the expiry of this cooling off period.

Deposit 10% - Payable on the day of signing contracts where the contract value is less than $20,000.00

Deposit 10% - Payable after the 5 day cooling off period where the contract value is more than $20,000.00

Progress Payment - Payable on or before the Day of Delivery of Materials to Site

Balance Payment - Payable on or before the Day of Completion of Installation

Note

• The Balance Payment is due on the Day of Completion of the Installation. The Balance Payment is not subject to receipt of the Occupation Certificate as this is applied for by Ausiports AFTER receipt of final payment.

• Additional Progress Payments may be utilised subject to the Contract Scope Of Work and Overall Value of the Project.

• For your convenience, your Final Payment may be given to your Ausiports Installer on the day of completion.

Ausiports offers the following warranty coverage on the products supplied and installed as part of the work described in the signed and agreed Contract of Sale, when maintained in accordance with the Care and Maintenance Instructions supplied.

Works performed and products supplied by other Contractors are not covered under the Ausiports Warranties. Ausiports does not warrant against pre-existing faults and failings relating to existing buildings and structures and if called out to remedy a pre-existing fault (not relating to works carried out by Ausiports), a service/ call-out fee will be charged.

General Construction – Residential

As required under the Building Code of Australia, all structures supplied and installed by Ausiports must be covered by a statutory warranty period for major defects of 6 years, and 2 years for all other defects.

Roof/Gutters/Beams/Posts – Structural Warranty

Warranty details and conditions are dependent upon the products specified and the individual system supplier. Warranty coverage is offered directly by the System Supplier. Application for this warranty is made on behalf of the client by Ausiports on completion of the project.

Water Leaks

Ausiports Warrants against water leakage into the new structure for a period of Three (3) Years. Pre-existing roof plumbing or other water leakage issues are not covered by this warranty and the diagnosis and rectification of pre-existing leakage issues will incur service charges

Garden Sheds

Ausiports offers a 12 Month Warranty covering materials and workmanship.

Privacy Panels - Slatscreen

Ausiports offers a 12 Month Warranty covering materials, installation and workmanship.

Security Doors & Screens

In addition to the “System Specific Warranties” of 15Years for INVISI-GARD Products and 1 Year for Generic, Aluminium Security Doors and Screens, Ausiports offers a 1Year Warranty covering General Workmanship and Hardware items such as Locks, Door Closers, Hinges and Rollers.

Workmanship

Ausiports offers a 12 Month Warranty covering general workmanship.

Australian Standards and Building Codes

Where the products and services supplied and installed by Ausiports are subject to product specific Australian Standards or Building Codes, Ausiports warrants that the construction and installation of those products will be carried out in accordance with the relevant standards and codes.

All warranties offered by Ausiports relate only to the rectification or replacement of the defective product.
